Kastos is a true undiscovered gem of the Ionian islands, situated close to Kalamos and mainland Greece.
Villa Gaia is located approx. 1,000 metres to the North of the island’s main harbour. Kastos' natural beauty makes it the ideal destination for those seeking a holiday to really switch off and relax.
There are 3 tavernas and 3 terrific bars in Kastos village/harbour, a 20-25-minute walk or a quick drive from Gaia. A food hamper can be arranged and delivered prior to your arrival. Most of the tavernas and bars accept credit/debit cards but we recommend you have some cash available. There are not many shops or services available on the island apart from a gift shop and a new mini market which is open daily from 08:45 - 22:00.
Usual access is from the mainland port of Mitikas is a 50-minute foot passenger ferry ride (approx.) to Kastos and in the summer months there is generally one crossing per day, six days a week. The usual/preferred access by Villa Gaia clients is by private boat transfer which can be easily arranged. It takes less than 20 minutes and is the most convenient way to get to and from the island. There are no visitor cars on Kastos and no car ferry access. Around the harbour area, everything is within easy walking distance.
Villa Gaia
Villa Gaia is a very attractive and spacious stone villa, set in an elevated position, with exceptional sea views.
It is one of the largest luxury private villas on the island.
Gaia has been beautifully constructed out of local stone and is set out over one level, with 275 sqm of internal living space and a sizable roof terrace.
The property sits within a large plot of land of 13,500 sqm, offering great privacy and space, at the foot of the land there is a footpath leading down to the beach.
It is located within close proximity to Kastos village & harbour, where the tavernas and bars can be easily accessed on foot plus the ferry or sea taxi to the mainland, and private boat moorings.

Gaia - Internal Detail
Villa Gaia is all on one floor. The front leads directly into a large open plan space with kitchen, large dining table, sofas and seating area and panoramic sea views from the large sliding glass doors leading out onto the terraces.
A door near the dining area leads into the first bedroom suite with its own terrace and wonderful sea views, a dressing room/closet and a very spacious bathroom with shower, bath, bidet and twin wash basins.
A few steps up from the living area is a hallway leading to a guest WC, shower room and 2 further spacious bedrooms. One is a spacious sea-view twin with a large en-suite shower room, the second a large, double with vaulted, wood-beamed ceilings, a mezzanine area and en-suite bathroom with twin sinks and a large walk-in shower. Both bedrooms have patio doors opening out onto a large, shaded sea-view terrace.
Villa Gaia has an underfloor cooling system rather than conventional air conditioning units.
Villa Gaia - External Detail
There are paved terraces that wrap around Gaia, offering a range of areas to dine, read, relax, swim and sun bathe. From the shaded, integral rear terrace, accessed from the main room, a couple of steps lead down to the main terrace area and a wonderful pool with a curved infinity end with panoramic views out to sea and the distant islands, sun loungers, the shaded outdoor dining table, with large built-in barbecue and a sink and outdoor shower.
Slightly raised above the dining area is another large terrace area, accessed from two of the bedrooms, while a few steps below the dining area is a small shaded look-out area with a curved stone bench. On the other side of the house sits a further, spacious sea-view terrace accessed from the main double bedroom and via the stone veranda running from the pool area.
Immediately below Gaia is the heart shaped islet of Prasioni framed in the expanse of the Ionian Sea, the Greek mainland and the distant Dragoneer islands which mark the entrance to the Corinth Sea. The roof terrace amplifies these panoramic views and is ideal for cooler evening star gazing or morning meditation and yoga.
Finally, from the sea facing boundary of the garden, a natural path allows one to access the wonderful Babakia beach, only a 15-minute walk away down the slope.

There are no car ferries so Villa Gaia comes with a small 4x4 included with the villa booking for guests to use.

Kastos Village has 3 excellent tavernas and 3 great bars/coffee shops ideally suited to different times of the day, a gift shop and a mini market.

Mitikas is the nearest larger town on Mainland Greece and is a 50 minute foot passenger trip away.
There are no ATM's or Chemists on Kastos Island, most restaurants and shops accept card payments.

Payments
We require a bank transfer of 30% of the total stay amount into the owners bank account to secure the reservation as soon as the booking is made. The 70% balance of the total amount to be transferred to the owners bank account one month before arrival to the villa. We require full payment via bank transfer if the booking is made less than 1 month before arrival. All reservations are considered confirmed, upon deposit receipt and confirmation by us.
A new 'Climate Crisis Resilience Tax" was introduced on 01/01/2024, which contributes to the current climate related issues that Greece has for example the forest fires and floods. This is a new manatory tax for all tourism rentals and hotel bookings in Greece. The rate for the villas is 15 Euros per night. This is payable with either of your payments or on your arrival to the villa in cash. This then gets paid by the owners to the Government. More information can be found on this website here
