Presenting our latest addition to the Exclusive Meganisi Collection: Villa Gaia on Kastos Island.

There is a rare kind of peace that comes from stepping off the ferry from Mitikas and spotting Kastos for the first time. This small, olive-green island, with hardly a building in sight, feels like a secret the world has yet to discover. No crowds, no tourist shops, no traffic—just the sea, stone, and silence. This is Kastos, one of the last untouched corners of the Ionian Sea. Nestled on a quiet hillside just north of the harbour, Villa Gaia offers a private retreat where you can fully embrace this serene environment.

A Villa Designed for Relaxation and Connection with Nature

Villa Gaia is more than a place to stay; it is a sanctuary built to help you slow down and reconnect with the simple pleasures of life. Constructed from local stone and set on an elevated plot spanning over 13,000 square metres, this villa is one of the largest private homes on the island. Every space is thoughtfully arranged to maximize the breathtaking views.

From the terraces, you can gaze out over the heart-shaped islet of Prasioni, the distant Greek mainland, and the Dragoneer islands that guard the entrance to the Corinthian Sea. The panoramic sea vistas create a sense of calm that invites you to pause and breathe deeply.

Inside, the villa spreads across a single level, covering 275 square metres. The design reflects traditional Greek architecture with vaulted, wood-beamed ceilings and thick stone walls. Large glass doors fold open to blend the indoors with the outdoors, allowing natural light and sea breezes to fill the space. The main living area flows seamlessly from a fully equipped kitchen and dining table for eight to a cozy seating area. Sliding doors open directly onto the terrace, where the endless blue horizon becomes part of your daily view.

Three Bedrooms, Each Offering Unique Comfort and Views

Villa Gaia comfortably accommodates guests in three spacious suites, each with its own character and private terrace overlooking the sea:

  • Double bedroom near the dining area: This room features a dressing room and a large en-suite bathroom with both a bath and shower. The private terrace offers stunning sea views, perfect for morning coffee or evening relaxation.

  • Twin bedroom with shaded terrace: Ideal for friends or family, this room has its own shaded outdoor space where you can enjoy the gentle sea breeze and peaceful surroundings.

  • Second double bedroom with vaulted ceilings: This room stands out with its wood-beamed, vaulted ceilings and a mezzanine feel. It opens onto a large shared terrace, providing a spacious outdoor area to unwind.

Villa Gaia does not rely on air conditioning units. Instead, it stays naturally cool thanks to its thick stone walls and thoughtful design, allowing you to enjoy the island’s gentle climate without noise or distraction.

An Outdoor Life Around the Pool

Step outside and Gaia truly comes alive. Wrap-around paved terraces give you endless options for where to unwind: a shaded spot for morning coffee, a sun-drenched corner for an afternoon read, or the curved infinity pool itself, its edge seeming to spill straight into the Ionian Sea beyond.

There's an outdoor dining table for ten beneath the shade, a built-in barbecue for lazy evening feasts, six sun loungers scattered around the pool, and a quiet little look-out nook with a curved stone bench — perfect for a sundowner. Climb up to the roof terrace and the view opens even wider, ideal for stargazing after dark or a peaceful yoga session as the sun comes up.

And when you're ready for the beach, a private path leads down through the garden to the wonderful Babakia beach — just a 15-minute stroll away.

Everything Taken Care Of

Because there's no car ferry to Kastos, every stay at Villa Gaia includes the use of a small 4x4, so you're free to explore the island at your own pace. Your local villa manager, Sandy, is on hand throughout your stay for anything you need, and a welcome hamper awaits your arrival, with the option to arrange a full food delivery in advance so your fridge is stocked before you've even landed.

For evenings out, Kastos village is a scenic 20–25 minute walk (or a quick drive) away, where three tavernas and a handful of relaxed bars serve up fresh, simple Greek fare with a view.

Why Kastos, Why Now

Kastos is the kind of place that rewards those willing to go a little further off the beaten path — no big resorts, no rush, just a genuinely unspoilt Greek island experience. Villa Gaia puts you right at the heart of it, combining total privacy and space with easy access to everything the island has to offer.

If you're dreaming of a holiday that means truly disconnecting — long lunches, sea swims, sunsets from your own infinity pool, and starlit nights on the roof terrace — Villa Gaia is ready and waiting.
